Leisure property specialist Fleurets has been instructed to market the Elm Tree at Ringwood. The property is available on partially tied lease (free of tie for wines and spirits) from Greene King with last year’s turnover at £1,048,988 net of VAT to December 2013. The trade’s split is approximately 60/40 wet/dry.  Current year to date figures are currently indicating a higher figure for this year’s turnover.

The Elm Tree has been nurtured by Tim Buckle and Alan Douglas over the last six years.

Tim Buckle says, “Trade has increased year on year and we feel there is a lot more to develop here.  Despite our proximity to the New Forest, we attract mainly local trade and the business benefits from a consistent turnover all year round.  We are sad to be leaving as there is more we could do here but we are looking to move abroad and start a new venture.”

The pretty, thatched, Grade II Listed pub sits on a large site on the outskirts of Ringwood in Hightown Road has something for everyone.  With extensive trading areas and dining areas, the business also provides a Listed Barn for private parties and functions 60 seated and circa 100 standing.  With its own bar server, the barn provides a useful income stream in addition to the regular weekly trade.  The large car park and out buildings provide adequate parking for this popular venue and several disabled spaces right opposite the entrance.

There is good domestic accommodation providing owners, staff or managers flats on the first floor with two separate flats, one 3 bedroom and one 2 bedroom.
