The Eagle in Ladbroke Grove has been sold by Davis Coffer Lyons – the leisure specialists – on behalf of Gresham Inns to new operator Tim Colley for his first private venture following 12 years working in the hospitality sector – most recently at The Zetter Hotel & Townhouse.

The sale is a strategic disposal by Gresham Inns to allow the company to develop more substantial venues and existing sites within the group as well as focusing on new acquisitions, including House of Wolf in Islington.

The three storey end of terrace public house has a spacious 1,436 sq ft open plan ground floor trading area with large island bar server with an open trade kitchen behindand outdoor seating to the front. Private accommodation is arranged over the two upper floors and includes 7-bedrooms with separate access to the street.

The Eagle is located on the route of the famous Notting Hill Carnival around 1/3 mile north of Ladbroke Grove underground station and a short walk from Portobello Road.

Increasing interest in the area

This is the third transaction in the area that has been completed by Davis Coffer Lyons over the last 6 months following successes at The Pelican on All Saints Road and the Former Clarendon on Clarendon Road. The Eagle was sold off an asking price of £145,000.

Chris Bickle Associate Director at Davis Coffer Lyons, said: “The slow but steady creep of gentrification along Golborne Road from Pizza East to the shadows of Trellick Towers, and premiums and rents being achieved in the established hot spots of trendy Notting Hill, has increased interest in the northern end of Portobello Road and wider Ladbroke Grove area.  The Eagle sits in a prominent position that also benefits from a catchment area extending north to Kensal Green and Kensal Rise.”
