By James Russell: Portfolio of 8 Central London freeholds sells for £54m

Davis Coffer Lyons – the leisure specialists – has provided specialist pubs valuation advice to TIAA Henderson Real Estate for its purchase of a portfolio of eight highly desirable Central London public house freeholds, from Cerberus Capital Management for £54 million.

The pubs are all let to Spirit Pub Company, and the portfolio includes Shakespeare’s Head on Great Marlborough Street, Friend at Hand in Bloomsbury, The Roebuck in Chiswick, The Rutland in Hammersmith, the Ship in Mortlake, Museum Tavern on Great Russell Street, The Goat on Kensington High Street and The Two Chairmen near St James’s Park.

Trevor Watson, Director of Valuations at Davis Coffer Lyons said: “This purchase is the finest portfolio of Central London freeholds to change hands in recent years.  Our unique understanding of the market and skills at valuing licensed property provided TIAA Henderson Real Estate with the necessary market insight to complete its purchase of these excellent properties.”

JLL provided investment advice.  CBRE and Christie’s acted for the vendor.
