Hotel opportunity in Brewery Square, Dorchester

By James Russell: Hotel opportunity in Brewery Square, Dorchester

October 14, 2014

Expressions of interest are being sought for a new hotel, spa and function opportunity in the celebrated Brewery Square development in Dorchester. Resolution Property and Waterhouse, the regeneration partners behind the scheme, have instructed leisure property specialists Fleurets to market the opportunity on a freehold or leasehold basis.

Brewery Square is a £100 million mixed-use leisure, retail and residential development on the site of the former Eldridge Pope Brewery in the centre of the county town, 100m from Dorchester South Station, on the London Waterloo to Weymouth line, opposite the historic Dorchester Market and near the main South Street shopping area.

Current Brewery Square occupiers include Cote Brasserie, Carluccio’s, Wagamama, Zizzi, Pizza Express, Vivo Lounge, Nandos, Brewhouse & Kitchen, Costa, Premier Inn and a new Odeon Cinema. Fashion retailers in the square include Hobbs, Joules, Gerry Weber, Phase Eight and Jones Bootmakers. On completion, the scheme will also include 578 apartments and 32 town houses. 293 apartments will have been completed by mid 2016.

48-84 bed hotel in iconic building

Designed in 1880 by Crickmay and Sons, the Architect for whom Thomas Hardy worked before his career as a writer, this spectacular Grade II listed Victorian Brewhouse has detailed planning consent to create a 48-84 bed hotel overlooking Brewery Square; Dorchester’s new fountain square. The scheme includes an impressive 11,000 sq ft spa and swimming pool and two function rooms, one of which, Thomas Hardy Hall, is the largest function room in the county town.

Dorchester and the surrounding area suffer from a shortage of accommodation of this type and the proposed hotel presents the opportunity to satisfy demand for a high quality hotel with spa and function facilities in the area.

“This is an iconic building steeped in history in the centre of a hugely successful development. The overall Brewery Square scheme has been sympathetically developed to create a vibrant new quarter, accommodating a host of national retail and leisure operators. The scheme presents a unique opportunity for a hotel operator to secure a flagship, trophy building in a prime position, within the very heart of the county town and to thrive on the development’s success.” says Kevin Conibear, an Associate at Fleurets.
