Country hotel in gourmet paradise for sale

By James Russell: Country hotel in gourmet paradise for sale

October 10, 2014

One of the finest hotels in the world renowned foodie heartland of Ludlow is on the market with Colliers International with offers expected to start at a cool £1.4 million.

Hotels specialist Peter Brunt has been called in to sell the stunning Overton Grange Hotel and Spa.

Built in 1905, the three-star hotel is situated in a truly idyllic setting and provides the ideal location for weddings, business meetings, conferences and private functions. Peter Brunt said: “Overton Grange has more than enough going for it in terms of its own special facilities and superb location – but it also taps into custom attracted by Ludlow’s growing reputation as one of the leading foodie hotspots in the country.”

“Excellent owners’ accommodation and healthy profits from a half million pound resident trade turnover suggest an outstanding opportunity to take over the reins of a highly promising business.”

In addition to its existing facilities, the smart country hotel includes stables and garaging with further development possibilities.

“During the last few years the hotel has gained an excellent reputation for the quality of its food, but this is a relatively straightforward business that is aimed primarily at guests who stay, rather than at non-resident trade. The owners have aimed at creating an upmarket business and have decided to cater for very few weddings, despite weekly enquiries. This means there is plenty of potential here for new owners to extend their operational reach and develop trade levels even further.”

Set in 3.5 acres of grounds offering views over South Shropshire, the hotel  has undergone an extensive renovation programme  and includes a comfortably furnished reception lounge, bar and breakfast room with seating for 24. The elegant dining room/ conservatory seats an additional 40 and  also offers breathtaking views of the surrounding Countryside.

The Mulberry Suite was refurbished in 2004 and can cater for weddings, conferences, and corporate meetings with up to 100 guests with marquees accommodating up to 250 more.

The 14 en suite letting bedrooms sleep 28 and all offer lovely views. The Michelin-listed restaurant enjoys an enviable reputation.

There is also a spa featuring a new indoor pool, sauna and health and beauty facilities.

“Overton Grange makes an ideal base to enjoy the local foodie scene, explore the Welsh marches or for walk the nearby Cleeve Hills.

Peter Brunt concludes: “This is a great opportunity for buyers to acquire a business that still has plenty of growth to come, most obviously by developing the banqueting and function facilities already in place, while offering its owners a most attractive lifestyle.

“Country hotels of this quality are in strictly short supply and we are recommending early viewing as the facilities simply must be seen.”
