The plans for a £30m city centre hotel and offices development being named as the Whitehall Plaza scheme have been submitted to Leeds City Council.
Local firm Gregory Projects and Elland-based Marshalls are joint developers aiming to build the 10-storey Whitehall Plaza scheme.
Premier Inn has signed up for a 130-bed hotel and the developers are now seeking tenants for 50,000 sq ft of offices.
A planning decision is expected by the end of the year with an anticipated start on site in the first half of 2012.
Richard Tovey, at Gregory Projects, said: “We intend to pre-let the offices, which will allow potential occupiers the chance to influence the overall design and layout of their space.”
